Step 1: First of all, see if you fit the rental criteria and income requirements.
Step 2: If you meet the criteria, you can select your preferred homes by clicking on … in the website menu. On this page, you can see all apartments of The Citadel per floor, the details, and maps. You can add your preferred homes to your favorites by clicking the button ‘add to favorites’.
Step 3: Start your digital registration by clicking on the button ‘register’, fill in the requested information, and press ‘send’. You will receive an e-mail to create a password and an account to continue.
Step 4: When logged in to your account, you can complete your registration. Fill in your personal information, answer the questions, and upload all required documents (see question 10 of this FAQ to see which apply to you). Then, click on the button ‘send’. You will receive a confirmation of your registration by e-mail.
Please note: without uploading the required documents your registration is incomplete.
Step 5: The realtors will look at your information and approve or deny your registration. When your registration is approved you will be assigned one of the apartments. Afterward, you can either accept or deny. This step will take less than two weeks.

All parties need to upload the following documents:
- A copy of your ID or passport (a driver’s license, social security number, and a blurred picture do not suffice).
- BRP extract.
- A landlords- or mortgage holders declaration.
Are you employed?
- Three salary slips.
- Employers declaration.
- A copy of your bank records showing your salary.
- Annual salary statement.
Do you receive unemployment benefits?
- A commitment letter from the UWV.
- A copy of your bank records showing the benefit.
- Annual salary/benefit statement.
Are you retired?
- Annual salary statement of your state pension.
- A copy of your bank records showing the state pension income.
Are you an entrepreneur?
- A recent extract of the Chamber of Commerce (max. 3 months old).
- Annual numbers of the past 2 years supplied by an accountant or administration firm.
- Business prognoses for the upcoming year.
When relevant, we will also ask you to provide the following documents:
- A divorce agreement
- An overview of equity
- In case you are selling your current home: the (provisional) deed of sale and an overview of the remaining mortgage.
- In case you will hold on to your current property: an overview of the mortgage payments of the past 6 months.
To rent one of the apartments of The Citadel you need to meet the income requirements stated below:
- You have a steady demonstrable gross income of 3.5 times the rent per month (minimum). This can include a holiday allowance, a thirteenth month, and fixed bonuses.
- When you are going to live together with a roommate or partner, his or her income may be included in full (100%). Please note that no more than two people can register at the address.
- Additional income from working overtime can only be included when this forms a structural part of your yearly income.
Are you retired?
Retirees can – besides including their steady demonstrable gross income requirement stated above, and holiday allowance – include 10% of their equity.
Are you an entrepreneur?

Do you work via an employment agency?
To qualify you will need at least a phase B contract. Please contact us to get an answer on the requirements adjusted to your specific situation.
Do you receive unemployment benefits?
The amount of the unemployment benefit can be included when this is set for a longer period of time, such as a WIA or Wajong benefit. When this is not the case you will need to deliver the following documents:
- A letter of commitment from the UWV.
- A copy of your bank records showing the deposit of the benefit.
Afterward, we will review all documents internally to see if you meet the requirements to rent an apartment.
If there is anything unclear, or if you temporarily do not meet the income requirement or are just below the required amount, please contact us so we can review your specific situation.
The prices are excluding water, energy, heating, electricity, and service costs.
It is not possible to apply for rent allowance.
You do not need to pay a registration- or agency fee.
Before the delivery of the apartment, you will need to pay first months’ rent and a deposit of the same amount (one months’ rent) via internet banking. In exceptional cases, it could be that the amount of the deposit will be increased.
The building is contracted to the district heating of Vattenfall. Electricity will be provided by Stedin.
The apartments will be delivered from the 25th of March 2022.
The apartments are being delivered turn-key:
- The walls are finished with glass fiber wallpaper, and painted.
- All apartments have high-quality PVC floors.
- All apartments already got curtain rails.
- All apartments have a modern kitchen including built-in appliances (oven, stove, refrigerator, and extractor hood).
- The bathroom is fully finished, including a shower, sink, and mirror. Depending on the apartment type the toilet is located in the bathroom or a separate room.
- In addition, all apartments include their own outdoor space, and often an internal or external private storage.
The walls include electricity and water pipes. When drilling is required the pipes must be located in advance with a cable and pipe detector. There’s been an empty pipe included in the living room for the possible pulling of extra cables. The pipes may under no circumstances be routed into floors or walls. Any damage to the piping as a result of drilling will be charged to the tenant. All holes in the walls and adjustments in and to the apartment must be repaired when moving out.
All apartments include underfloor heating. The bathroom includes an additional towel radiator. The building is contracted to the district heating of Vattenfall.
Yes, this will be provided at the request of tenants. In the initial period after delivery, it could be delayed because The Citadel is a new construction building and therefore isn’t registered with all providers yet.
The Citadel has 60 parking spots located in the garage below the building. When interested, these can be additionally rented by tenants.
The building has a total of four passenger elevators that connect to all floors and the garage below the building. Two are located at the main entrances (1,2 x 2.1m), and two are located at the staircases (1,2 x 1,4m).
Yes, the building and apartments are fully accessible for people using (electric) wheelchairs.
A select amount of apartments include internal storage. A selection of the other apartments gets appointed external storage located in the garage below the building.
The garage below the building includes a bicycle- and scooter storage free for all tenants to use. In addition, a select number of apartments include private storage – also located below the building – to store their bicycle or scooter.
Please note: it is strictly forbidden to use the elevators or staircases for moving bicycles or scooters.
This varies per apartment type. The realtors will inform you at delivery.
All doors connected to communal spaces can be locked and are only accessible for tenants. This also goes for the garage located below the building. In addition, all apartments include an intercom system to open doors for guests from the inside of the apartments.
The apartments are rented for a minimum of 1 year, starting from the date stated on the rental agreement. Afterward, you can terminate the agreement every first day of the month. Please note that the notice period is one full calendar month.
Yes. When your registration is complete, we will keep you up to date about viewing dates.
Unfortunately, this is not possible.
Students who meet the income requirements (see question 5 of this FAQ), can apply for an apartment.
The apartments are only being rented out to singles, couples, and families. No more than two people can register at the address.

The apartments are allocated based on the information and documents registered parties provided and their home preferences. Whenever there’s more than one party interested in the same apartment, the realtors will select the most suitable renter.
